Davies Home Improvements Designs-
Permits are required by law for construction projects, period. Some contractors may disagree, but we abide by every municipal rule at Davies Homes Improvements. No one wants their project to start only to have it halted by paperwork.
This step requires the blueprints from above, a permit application, follow-up, and fees. Each municipality may have different requirements and rules. When you choose Davies Homes Improvements, you can rely on our experience, skill and knowledge to expedite this process.
Depending on the project, this phase can also include variance applications that require additional signoffs from municipal committees. In the past, we have presented to Heritage Committees when necessary.

Design in Three Easy Steps

Using the Finalized Estimate, we will:
Infuse your family’s unique personal style into the designs & the architectural style you selected
2. Engineer Sign-Off
From the finalized designs, the engineer ensures the blueprints are structurally sound.
3. Permit Application
We handle the permit process from start to finish: We complete applications for permits and any follow-up required all the way through to approval and build.

STEP ONE- CONSULTATION (NO-FEE)

The first step is the same for everyone. Whether you call us for a Design, New Build, Home Addition or Renovation, it doesn’t cost a thing!
We value your time, and there is no set time limit, so this can move as efficiently or as relaxed as you wish.

- We work with your schedule to find a time that works for you and meet you on-site.
- During this meeting, we will discuss:
- Your Home, Family and Project
- Any concerns, questions
- Advice on style, trends, municipal codes and bylaws
- And, ALL your must-haves.We will share our knowledge of municipal codes and bylaws. And, we will get to know you and your family.
Sustainable Options: We can provide options to reduce your home’s environmental footprint, from renewable energy sources like solar panels and green roofs to energy-efficient doors and windows. We can also suggest ways to reduce energy consumption, such as home insulation
Zoom meetings available: When the homeowner cannot meet face to face, we will find a way to connect that suits them. We know every homeowner and their projects are different. And we’ve successfully worked with many out-of-town landlords who find it challenging to meet on-site.
When the consultation is on-site, we’ll take the exact measurements and dimensions we need, paying careful attention to every detail.
If we cannot meet on site, we will need access to ensure accurate measurements. We are very efficient and can accomplish this task quickly.

STEP TWO- REASONABLE QUOTES
Affordable costs for informed choices
Following our first meeting we will integrate all the information into a clear cost and send you a quote.
It’s hard to make any decisions without understanding the potential cost.
We provide accurate estimates for the project completion, whether you want to move forward with Davies Home as your home builder or if you just need the design work.
We want you and your family to be able to make informed choices.
Our Quotes: Before each item listed you will see one of two labels:
Customized and Standard
Customized: All items labelled as ‘Customized’ include ‘the wants’ specified in the consultation
Standard: All item labelled as ‘Standard’ are the base cost (quality products at a reasonable price)
STEP THREE – CUSTOMIZE BUDGET & CONTRACT
Personalize each item to work for you and your family
Once you receive your quote we will follow up to discuss the details. At this time you may decide:
1- You want to enhance certain parts of your project
For example, Siding to Brick, Bathtub in all bathrooms, Extended Kitchen Island
The options are endless.
2- You want to reduce the cost by removing certain parts
There’s far to many variants for any worthwhile example. In summary, you chose where and how to invest in your home. And, we are right there with you while you decide if you need guidance or answers.
With a finalized budget in place we finalize the details in contract. Once you sign the price will not change in any way unless you want it too.
